Niayesh Office Building

The Niayesh Administration Building is located on the northern side of Niayesh Highway, in the west of the Poonak Valley River and on the 5th District of Tehran. Positioning in the Residential context and being surrounded by its transportation network, would have circumstances which could have serious consequences for the residential units. The massive bulk of the project restricts both views and the penetration of natural light of the residential units.On the other hand, being situated next to the Poonak Valley River may bring along positive opportunities for the project.

The main concepts are splitting volume and integrating the valley to the courtyard.

The volume is suspended high above the base to cast shadow on the lower section, creating a soothing entering space. Furthermore, an artificial hill situated along the valley, facing the entrance, creates a pleasant space for the users. The roof space of this volume not only could be used as a roof garden but also a jogging and sports path. Different functions as amphitheater, ceremony hall and etc. could appropriately be located in the long spans of this volume.

The composition of the vertical and horizontal masses is bound to reach the following goals:

  • Optimum natural light penetration and perspective for the residential units
  • Least visual obstacle for the lower levels viewers
  • Causing no agitation to the urban pedestrian flow

The building will become a standard new landmark.

Over the last 2 decades architecture in Tehran has experienced absurd transformations. Lack of profitability of industries on one hand and imposed sanctions on the other hand have exacerbated an already soaring real-estate market in the capital.
Having identified their properties as a promising investment zones, land owners with lots as small as 200 sq.m (the city’s smallest size parcels) have demolished their single family houses and developed them into four and five storey middle class apartments. As a result, the city is now faced with agrowing number of infill projects whose aesthetic challenges are generally reduced to envelope design.
In this particular project, the site is located at the end of a dead-end alley and is surrounded by other buildings. It doesn’t have a view to the street and it is not seen by passersby.
